Liases Foras was the pioneer in bringing the real estate data analytics in India. We began mapping the exhaustive real estate of the city of Mumbai for the first time in 2003 and based on the increasing popularity of the database, in 2007 we expanded it to cover six tier one cities. This growth was followed by the addition of two more cities in 2010. By the year 2012 we had percolated into 17 more tier two cities. Thereon quarter on quarter the coverage was expanded to rapidly cover 56 census cities.
Data is collected through primary survey. Mystery Shopping techniques are adopted to assess availability and price.
Data is gathered through personal visits to the sites and it is not a mere telephonic or internet search. Data covers only primary 'marketable supply'.
Coverage stands more than 90% of the universe. Thus this is not a sample based research.
We adopt bottom-up approach where units sum up to define building, buildings sum up to define project, projects sum up to define locality, localities- suburb and suburbs- city. Each and every project is mapped across various data points.
Data is then conjoined and the movement in inventory, sales (offtake), price and construction progress is assessed at every project's level.
All of the four kinds of supply have different relevance as explained below:
Project Size denotes the total size of the project including the sold out wings or towers. This gives the total supply that has ever come in the subject project. This is useful to understand the magnitude of large projects like township projects which have multiple wings like Magarpatta (Pune), Palava (MMR), etc.
Total Supply is the supply of all the marketable wings of any project. It does not include the wings that are completely sold out. Sales Velocities can only be calculated on total supply and not using project size to give a correct picture.
Marketable Supply on the other hand is the inventory that was marketable during the said period and includes the unsold stock at the end of the period and incremental sales that took during the period. For example for June-18 quarter, marketable supply is the sum of unsold of the subject project/location/city in the end of June-18 quarter and the sales that happened during Apr-Jun-2018. This gives a true picture of inventory available in the market. Total supply may include the old inventory/projects in which only limited units are available. This may inflate the inventory numbers and misrepresent the market in terms of supply available during any period.
Similar to project size, supply size gives the total supply of sold as well as marketable projects in any micro market or subject region. It is sum of project size of all the projects ever covered in the subject region/micromarket.
