Base Year

  • Our first data point for MMR is Jan 2004.
  • And the second survey was carried out in Jan 2005.
  • Ressex represents the movements between two data points.
  • Therefore Jan 05 has been considered as the base year which reflects the movement of sale and inventory between Jan04- Jan05.
  • Inventory, Price, Efficiency and Business Turnover as on Jan 05, have been considered as 100.
  • Sales is indexed against the inventory to represent offtakes.
  • Base Year for Pune, NCR, & Bengaluru is Nov 08 which represents the movement between Jun 08 to Nov 08. The first survey here was carried out in Jun 08.
  • The base year for Chennai and Hyderabad is March 09, which represents the movement between Nov 08 – March 09. The first survey here was carried out in Nov 08.
How do you assess inventory and sales movement?

It is the movement between two data points.

Every project is mapped across data points. Say we carried out a survey in Dec 08 and at that point of time a project A comprising 100 units had 40 flats sold and 60 flats unsold…the same project A surveyed in March 09, could very well show 55 flats sold and 45 flats unsold.

And the sales during the period is 60-45=15

All the projects are mapped in the same manner and the movement is assessed. Which are grouped to represent location, suburbs and city.

How do you collect sold and unsold data?

Mystery shopping techniques are adopted. The surveyors go to the respective site offices as a buyer and probe into the availability and price.

How can you say that you collect the true picture?

We cannot guarantee an absolute true picture. There are always errors in assessment, but over a time when project is scanned again and again, the errors get minimized. And we get quite a true picture of the market. Science is approximation. We endeavour to attain high quality and follow strict checklist to maintain quality.

Do you also assess cancellation?
