Mr. Pankaj Kapoor, MD
Pankaj is an MBA from Institute of Management Education, Erandwane, Pune [1995] and B.Sc (Math’s) from Christian College Lucknow [1991]. He promoted Liases in 1999. Pankaj had penchant for research based career. He started his career with Velvet (India) Construction Ltd.(Velvet), at Mumbai as Product Manager. He was involved in formulating marketing and communication strategies for pre-sales of real estate project.Here Pankaj started conceptualizing a mathematical model for real estate pricing rationale. After working for 2 years, he promoted LaMaison Consulting group in 1997. LaMaison’s focus was on media research – specially entertainment industry – TV and Films. However, the venture was not successful. Thereafter Pankaj started real estate research and rating firm Liases Foras in 1999.
Pankaj today is recognized in the real estate industry for developing a scientific approach for rating real estate projects. Having rated more than 60 projects, his quest for answering various mysteries and insufficiencies of real estate still continues.
Through years of working closely with the various developers, Pankaj created the first organized database for Mumbai real estate industry, which has comprehensive data on demand, supply, prices and market efficiencies. To date, this is the most comprehensive database in Mumbai real estate in the entire country. Pankaj is credited with:-
• India’s first ever Real Estate Sensitivity Index RESSEX – this has the potential to become the industry outlook.
• Developed scientific model for property valuation, governing market efficiencies & project efficiencies.
• Formulated a scientific equation that defines locality growth, and future real estate projections.
• Defined the fundamental and assessment model theory that is required for the success of malls.
