Will I get only the index figures or would I also get the actual figures?

A subscriber will be provided with actual figures alongside index value.

Will I get details of each and every project?

No, we don’t provide project level information.

Do you also collect cancellation figures in quarterly surveys?

Yes, we do record and account for the booking cancellations every quarter across all the covered markets.

Can I get each and every micro-market analysis if I am willing to pay?

How can I validate the data?

A subscriber is most welcome to visit our office and cross check the given figures with the data collected by our researchers along with the brochures and factsheets of the surveyed projects, in case he/she has some qualms.

Would my subscription buy me insights about commercial, retail and other segments too?

No we are not offering commercial and retail market analysis along with this offer. However, we do cover commercial and retail segment at the time of carrying out quarterly surveys. At an additional cost, analysis on commercial and retail segments can be provided.

Could there be variations in the registration figures available with the government agencies and Ressex data?

Yes, registration data maintained by government doesn’t distinguish between lease and sales agreement. Moreover figures of secondary property sales, primary sales, as well as sale/purchase of commercial and industrial units, are not filtered and segregated.

What is data points:

Data point is the month (mm/yy) when survey was instituted and carried out.

Ressex is shown across various data points like jan05, march 09 etc, these are the months when survey was carried out. Indices during any data point represent market at that point of time.

What is primary marketable supply?

Primary Marketable Supply represents the supply of the project by the builder/developer.

But it includes only those, wings, building, units which are currently being marketed.

What we mean is that if a builder has a land parcel, with the potential to develop 2000 units but at present he is marketing only 200. Then, only these 200 units will be considered as primary supply.

Similarly, if a builder has a project with 2000 units and 1000 units comprising of phase 1 is already sold out and presently he is not marketing, then these 1000 units are not the part of primary marketable supply.

Whatever is being offered to the consumer is the supply.

Would it cover, ready and under construction supply?

Yes, it would cover ready and under construction, all the properties, which are being marketed by the developers in various stage of construction.

Would it cover, proposed units?

No, it does not cover proposed units.

Would you cover the projects which are being marketed but their construction is not yet started?

Yes, we cover those projects as they are being market and falls in our definition of marketable supply.

Does your supply figures suggest the volume of construction?

No, there are cases when a builder is marketing his project and he has not started the construction of the project.

It reflects the potential of the construction. But not necessarily the construction being undertaken.

How do you collect sold and unsold data?

Mystery shopping techniques are adopted. The surveyors go to the respective site offices as a buyer and probe into the availability and price.

How can you say that you collect the true picture?

We cannot guarantee a absolute true picture. There are always errors in assessment, but over a time when project is scanned again and again, the errors gets minimized. And we get quite a true picture of the market. Science is approximation. We endeavour to attain high quality and follow strict checklist to maintain quality.

Do you also assess cancellation?

Yes, we get the projects with negative sales?

Does your past data have every quarter covered?

No. In past, we did not have resources to cover every city every quarter, but now we have resources, manpower and have developed software. For the past one year we have been carrying out the surveys across all the 6 cities on a regular basis.

Since what period will the data for RESSEX be available?

We have the various data points for MMR region since 2004. But for other cities, data will be available only from June 08
